A community, carefully run.

News

Pool opens for the season on 24 May

The pool reopens Saturday 24 May and stays open through Labor Day, 7am to 9pm daily. Gate fobs from last season still work. If yours does not, email the board and we will reprogram it — please do not prop the gate.

Landscaping contract awarded

The board reviewed three bids at the April meeting and awarded the 2026 grounds contract to Piedmont Green. Mowing moves to Tuesdays. Reserve funding is unaffected; the new contract is $400 a year under the last one.

Dues increase of $8 effective 1 July

Following the reserve study, monthly dues rise from $142 to $150 on 1 July. The study and the board's reasoning are in the documents section below. Autopay amounts update automatically; nothing to do if you are enrolled.

Questions

When are dues due, and what happens if I am late?+

Dues are due on the first of the month. There is a ten-day grace period, after which a $25 late fee posts to your ledger automatically. Set up autopay in the resident portal and it never comes up.

Do I need approval to paint or change my exterior?+

Yes — anything visible from the street needs an architectural review request before work starts. The form is in documents. The committee meets monthly and usually answers within two weeks.

Can I rent my home out?+

Yes, with a minimum term of six months and the tenant registered with the board. Short-term letting is not permitted.

How do I book the clubhouse?+

Sign in and book it under Amenities. A refundable deposit applies to private events.
