Reading your statement

Four numbers, and how they relate to each other.

  • Collected — rent actually received in the period, not rent billed
  • Management fee — your manager's percentage, calculated on what was collected
  • Costs — recorded maintenance and other expenses against your properties
  • Payout — what is left, and what comes to you

The fee is charged on collected rent rather than billed rent. If a tenant did not pay, you are not charged a fee on money nobody received.

If a number looks wrong

The statement shows its workings, so start there — most often it is a payment that arrived after the period closed. If it still looks wrong, ask your manager: they can see exactly the same rows you can.
