Triage, assignment, cost and the vendor's own login.
Every reported problem becomes a work order against the unit and property it came from. You set priority and category, assign a vendor, and record the cost as it becomes known.
Giving a contractor access
Vendors get their own login, and it is free — contractors are not billed as users. They see only the jobs assigned to them, with the address first because that is what they type into a map. They cannot see your portfolio or another contractor's work.
Why record the cost
Vendor payments total through the year and feed 1099 preparation. Recording it as you go means January is a review rather than an archaeology project.
