How the books work

You do not post journal entries. They post themselves.

Every charge, payment, fee and credit writes a balanced double-entry journal automatically. You collect rent the way you would anyway; the accounting is a consequence rather than a second job.

This is why the books and the ledger cannot disagree — they are the same event recorded once, not two systems reconciled monthly.

Corrections

Voiding posts a reversing entry. An unbalanced entry is refused rather than saved and flagged. Retained earnings is derived from the entries rather than stored, so it cannot drift away from them.

Getting it to your accountant

Export for QuickBooks Online, QuickBooks Desktop in IIF, or Xero. Numbers are escaped on the way out so a spreadsheet cannot reinterpret them as formulas.

Still stuck?

Rent, leasing, maintenance, the association and the books — one system, set up in an afternoon.
