Chasing overdue rent

The ladder accounts climb, and why every notice is kept.

For landlords

Overdue accounts appear on Collections, aged by how far past due they are. Each one sits on a ladder: reminder, first notice, second notice, demand.

An account only ever moves one rung at a time, and never further than its age allows. You cannot send a demand to somebody three days late, which is exactly the mistake that undermines the demand you send at ninety days.

Why every notice is kept

If a dispute ever goes further, the question is not whether you were owed money. It is whether you followed a consistent process and can show it. Every notice sent is stored with its date.
